Full Home Inspection:

A home is probably the biggest purchase you’ll ever make, so it’s important to understand the condition of your investment. I’ll provide a non-invasive evaluation of the home’s accessible structure, systems, and components. While a home inspection can’t reveal every concern that exists, it will significantly reduce your anxiety by arming you with the knowledge you need to make an informed home-buying decision.
11th Month Warranty Inspection:

If your home is nearing its first anniversary, an 11th-Month Warranty Inspection can help you take full advantage of your builder’s warranty before it expires. I’ll perform a detailed assessment to identify any issues or defects that may have developed since you moved in—whether visible or hidden—so you can have them addressed while still covered. This inspection gives you the information and documentation you need to request repairs from your builder and ensure your home continues to perform as it should. Protect your investment and your peace of mind by scheduling your inspection before your warranty runs out.
Pre-Drywall Inspection:

One way to ensure that a house is built according to its specifications is by performing a pre-drywall inspection. “Pre-drywall” refers to a phase during the homebuilding process just after the installation of certain elements – such as the doors, windows, foundation, flooring, wall and roof components, plumbing, and electrical rough-in – and right before the drywall is hung. This in-progress or construction-phase inspection is useful because drywall can obscure some aspects of the interior and make identifying or fixing any problems both difficult and expensive, once the new home is finished.
Move-In Inspection:

A Move-In Inspection provides an independent look at a newly built home before or shortly after you move in. The inspection covers the home’s major systems, components, and visible finishes to help identify construction defects, incomplete work, or other items that may need attention from the builder.
Advanced Drone Roof Inspections:

Pride Home Inspections uses a weather-capable professional inspection
drone to help evaluate roofs that may be difficult or unsafe to access
directly.
Weather-capable drone equipment allows roof inspections in conditions that may prevent the use of many standard consumer drones, helping provide better roof coverage when conditions permit safe flight.
The drone provides detailed views of roof coverings, flashing, chimneys, vents, gutters, roof edges, and other exterior components from angles that may not be visible from the ground.
All drone operations are performed by an FAA Part 107 Certified Remote Pilot.
Drone roof inspection is included with a home inspection when needed.
Standalone drone roof inspections are also available.
Drone use is subject to weather, airspace, site conditions, and safe
operating requirements.

4-Point Inspection:

Many insurance companies require a 4-Point Inspection for homeowner’s insurance and renewals for an existing policy on an older home. The “four points” covered in this limited inspection include the four vital systems of the home: the roof, electrical, plumbing, and HVAC. This inspection identifies their components, determines their age, and assesses their overall condition.
Moisture Inspection:

Moisture meters can help to detect and quantify the amount of moisture actually in a building material. I may use a moisture meter to check areas around plumbing pipes, air conditioning units, bathroom toilets, and showers, and wooden components near or in contact with the ground surface. Appliances may cause water leaks or condensation problems may result in elevated levels of moisture. A professional inspector with a moisture meter is equipped to find the source of moisture and water problems in a house. Once discovered, all moisture intrusion problems must be immediately corrected before mold growth develops.
New Construction Inspection:

Are you building a new home? I’ll come out during different phases of the construction process to make sure your project is being executed according to your specs. I can verify that scheduled work has been completed before you make a payment to your contractor. I’ll also come out before project completion to help you and your general contractor devise a punch list of the remaining items. This is not a code-compliance inspection for your contractor, but a New Construction Inspection for you.
Deck Inspection:

A deck inspection should progress in much the same order as deck construction. Inspectors should start at the bottom. If a deck is deemed unsafe from underneath, the inspector should not walk out onto the deck to inspect decking, handrails, etc. The inspector should stop and report the safety issues.
Chimney & Fireplace Inspection:

A level-one chimney inspection includes a visual check of the fireplace and chimney without any special equipment or climbing up on the roof. The inspector will come to your house with a flashlight; look for damage, obstructions, creosote buildup, and soot; and tell you if the chimney requires sweeping.
Sewer Scope Inspection:

A sewer scope is available as an optional add-on to a home inspection for $250 and is also available as a standalone service.
Using a specialized sewer camera, the accessible main sewer line is inspected for visible concerns such as damage, root intrusion, buildup, offsets, or other conditions that may affect the line.
The sewer scope includes representative images, documentation of observed conditions, and full inspection video.
Please request the sewer scope when scheduling so I can have the proper equipment and inspection agreement prepared.
